Installing SPC over existing tiles in commercial spaces
Updated October 2026 · Enoch Surfaces, SingaporeSPC can usually float over existing tiles when they are sound, firmly bonded and flat. That avoids hacking, debris and noise. Check for hollow or cracked tiles, deep grout lines and level differences first, choose 6 mm for a heavier core over tiles, and plan door clearance and transitions.
Pre-install checklist
- Tap-test for hollow or loose tiles; fix or remove them.
- Check flatness with a straight edge; level dips and lips with a levelling compound where needed.
- Check moisture, especially on ground floors.
- Measure door clearance: the floor rises by the plank thickness plus any underlay.
- Plan transitions to adjoining finishes (T-moulding, reducer, end moulding).
- Leave perimeter expansion gaps as the installation guide specifies; cover with skirting.
Which thickness
Our 6 mm build has a heavier core intended for laying over existing tiles. 5 mm also works over flat tiles. The 6.5 mm acoustic build adds a 2 mm IXPE layer for impact-sound reduction. Our approved installers can level the subfloor with self-levelling compound or screeding where required.
HDB and landlord rules
For HDB flats, HDB guidelines treat laying vinyl flooring as work that does not need a permit, while hacking tiles does. Commercial landlords and MCSTs have their own fit-out rules. Check the current rules before work starts.
